Construction on the 2012 “Raising the Roof for Charity” Raffle House is now complete! This year’s home was built by Kenny Adams, Jr., CGP, CSP of Integrity Builders, Inc. on a lot donated by Wainer Companies in Maison du Lac Subdivision, 456 N. Corniche du Lac, in Covington, LA.
You can view the house in person on Saturdays and Sundays in April from 12pm-4pm and Saturdays and Sunday in May from 12pm-4pm.
The beautiful courtyard style home features 4 bedrooms and 3.5 baths and was designed by DesignTech Residential Planners. Valued at approximately $470,000, with 2 stories and almost 3,000 square feet of living space, this home could be yours for only $100 (plus taxes). Other valuable prizes will also be given away, including the display furniture, provided by American Factory Direct, valued at approximately $10,000. The Grand Prize drawing will be held on June 2nd at 11am at the house.
Each year The St. Tammany Home Builders Association members join together to build a house for charity. Proceeds from the ticket sales of this year’s house will benefit local charities such as the Good Samaritan Ministry, Habitat for Humanity-St. Tammany West, the Tammany Trace Foundation, Support Our War Heroes and St. Tammany HBA Charitable Trust.
You have the chance to help the community with each purchase and you could win a beautiful new home for just $100 (plus taxes).
Thanks to the support of the community and our members, we have been able to donate over $4 million to local charities since 1994!
Please note that Maison du Lac is no longer an age restricted community.

How much would the taxes be on this house and would you have to pay the taxes up front.
The taxes would be approximately $117,000. You are required to pay the taxes to the IRS when you sign the papers at closing. Since most of us don’t have that kind of money lying around, winners have historically taken a mortgage against the house.
I TRYING TO MAKE SOME SENSE OF THIS FOR A IMMEDIATE EXPENSE OF $117,000. TO TAXES AND NOT IN THE CALENDAR YEAR. Is this the real Estate law as we know it are there some thing that can be done with this.
Thanks

Hi Calvin,
The $117,000 is paid the the IRS as raffle winning. IRS regulations stipulate that on prizes over $5,000, the winner must pay 25% of the fair market value of the prize minus the amount of the wager. This is how it is calculated: Value of the Home – entry fee) x 25% = IRS Taxes, so ($470,000 – $100) x 25% = $117,475. It has nothing to do with real estate law, but rather taxes on raffle winnings and it would be the same if you won a car.
Since most people don’t have that kind of money just lying around, most people will take a mortgage against the house. I hope this explains your question and good luck!

Has the St. Tammany Home Builders Association registered as a 501(c)(3) organization for the raffle – will the tax ID be printed on the raffle ticket?
Regards,
Ben
Hi Ben,
No, we are not a 501(c)(3). Also, purchase of raffle tickets for any organization are not tax deducible as a charitable contribution because it is gambling. It can be deduct as a gambling loss, but please discuss this with a certified tax professional for your options.
